Land Mortgage Loan

Eligibility

  • 24-64 years old

  • Filipino citizen

  • Legally possess a land with the following specification:

    • Clean title
    • Vacant lot (Raw, Residential, Commercial, Industrial or Agricultural Land)
    • Located within Metro Manila, Rizal, Laguna, Cavite, Bulacan and Batangas
    • At least 200 square meter area

Pre-Requirements

  • 1 Government-issued ID

  • Copy of title (or TCT/OCT)

  • Copy of Latest tax declaration

Requirements

  • 2 Government-issued IDs

  • Certified true copy of title (or TCT/OCT)

  • Latest tax declaration

  • Real estate tax receipt

  • Latest tax clearance

  • Vicinity map/ Floor plan (optional)

  • ITR or Certificate of employment, if employed

  • DTI or SEC Registration, latest Audited Financial Statements for 2 years, if self-employed

  • Bank Statements, latest 3 months

  • Authorization to conduct due diligence

Loan Details

  • Php 1 Million -  Php 50 Million

    If desired loan amount is more than Php 50 Million, please contact us.

  • Interest: 1.5% - 2.5% per month

  • Term: 6 months to 24 months

  • Service Fee: Approximately 2% of the loan amount.

    • Documentary Stamp Tax = 0.75% of loan principal

    • Business Tax

    • Notarial Fees

    • Appraisal Fee

    • Annotation Fee

    • Credit Investigation Fee

    • Miscellaneous expenses
